The Cascade Elite 16x76 is a single-section manufactured home built for open-plan living. The living and dining area flows into a kitchen with a full-size appliance package, solid-surface countertops and a breakfast bar. The master suite has a walk-in closet and a private bath with a garden tub, and two further bedrooms sit at the opposite end of the home.

Size and layout. The 16x76 designation is the nominal transport size in feet, which is where the 1,216 sq ft figure comes from (16 x 76). Finished floor area in any manufactured home is normally a little smaller than the nominal figure, because nominal width and length are measured over the eaves and include the towing hitch. Ask for the floor plan dimensions if you are laying out furniture to the inch.

Transport and siting. As a single-section home it travels in one piece at roughly 16 feet wide. Anything over the 8 ft 6 in standard legal load width needs a state oversize permit, and at 16 feet wide most states also require pilot or escort vehicles and restrict movement to daylight hours. Your site needs an approach the transporter can physically use: a firm, wide driveway, room to swing the home into position, and clearance from low branches and overhead utility lines.

Compliance. Like every home built to the federal HUD Code, this floor plan is designed to 24 CFR Part 3280. On delivery, check that the red HUD certification label is fixed to the exterior of the section and that the paper data plate inside the home lists the wind zone, roof load zone and thermal zone the unit was built for, and that those zones match the requirements where you are siting it.

Transport & Siting Notes for This Plan

This home travels as a single section approximately 16 feet wide. The standard legal load width on US highways is 8 feet 6 inches, so the move requires an oversize permit from every state on the route. At this width most states also require pilot or escort vehicles and restrict movement to daylight hours.

At 76 feet long, turning radius matters at every corner between the highway and your pad, and the pad itself needs to be level and compacted across the full 16-foot width with working room at the perimeter. Read more about route surveys, permits and site access for delivery.

As a single-section home there is no mating line and no utility crossover to complete on site, which makes set-up simpler than for a multi-section home. Piers are placed on footings beneath the steel chassis beams, with ground anchors and tie-down straps sized to the wind zone on the data plate.

Footings must bear on undisturbed soil at or below the local frost depth, and the finished grade should fall away from the home so surface water does not collect beneath it.
