Key Features
Size and layout. The nominal 1,280 sq ft is 16 feet by 80 feet. Four bedrooms in a single section means a long, narrow circulation pattern rather than the wing-and-wing arrangement of a multi-section home, so it is worth walking a floor plan before committing if you have specific furniture or accessibility requirements.
Transport and siting. An 80-foot section is a long load as well as a wide one. Length affects the turning radius the transporter needs at every corner of the route and at the site itself, and some counties impose length limits on specific roads and bridges. This is exactly what a route survey is for: identifying bridge clearances, weight-posted structures, tight turns and overhead wires before the move is booked rather than on the day.
Foundation. Single-section homes are commonly set on pier-and-anchor systems, with piers under the chassis beams on footings below the frost line and ground anchors with tie-down straps sized to the wind zone. If the home needs to qualify as real property for mortgage financing, a permanent foundation is generally required instead.
Compliance. Verify the exterior HUD certification label and the interior data plate, and confirm the wind zone, roof load zone and thermal zone suit your location.

Transport & Siting Notes for This Plan
This home travels as a single section approximately 16 feet wide. The standard legal load width on US highways is 8 feet 6 inches, so the move requires an oversize permit from every state on the route. At this width most states also require pilot or escort vehicles and restrict movement to daylight hours.
At 80 feet long, turning radius matters at every corner between the highway and your pad, and the pad itself needs to be level and compacted across the full 16-foot width with working room at the perimeter. Read more about route surveys, permits and site access for delivery.
As a single-section home there is no mating line and no utility crossover to complete on site, which makes set-up simpler than for a multi-section home. Piers are placed on footings beneath the steel chassis beams, with ground anchors and tie-down straps sized to the wind zone on the data plate.
Footings must bear on undisturbed soil at or below the local frost depth, and the finished grade should fall away from the home so surface water does not collect beneath it. See what site preparation and installation involve, or check the FAQ on zoning, permits and financing before committing to a plan.
