Key Features

9-foot ceilings Center island kitchen Modern exterior styling Energy-efficient HVAC Upgraded insulation En-suite master bath
The Summit Series 16x70 is a single-section manufactured home with a contemporary exterior and an open interior. The living area carries 9-foot ceilings, the kitchen is built around a centre island, and three bedrooms include a master with an en-suite bath. Upgraded insulation and an energy-efficient HVAC system are part of the specification.

Size and layout. The nominal 1,120 sq ft is 16 feet by 70 feet, measured over the eaves and including the hitch, so the finished floor area is slightly smaller. Raised ceilings in a single-section home change the roof profile, which is worth mentioning to your transporter when overhead clearance on the route is being surveyed.

Insulation and thermal zone. The HUD Code divides the country into three thermal zones, and a home is built to the insulation values required for the zone it is intended for. The zone the home was built to is printed on the data plate. If you are siting a home in a colder zone than the one it was manufactured for, that is a compliance question to resolve before purchase, not after delivery.

Transport and siting. The home moves as one 16-foot-wide oversize load, which requires state permits and, in most states, pilot vehicles and daylight-only travel. Site access needs a firm approach, turning room, and clearance from low wires and branches.

Compliance. Check the exterior red HUD certification label and the interior data plate on delivery, and confirm the wind zone and roof load zone match your location's requirements.

Transport & Siting Notes for This Plan

This home travels as a single section approximately 16 feet wide. The standard legal load width on US highways is 8 feet 6 inches, so the move requires an oversize permit from every state on the route. At this width most states also require pilot or escort vehicles and restrict movement to daylight hours.

At 70 feet long, turning radius matters at every corner between the highway and your pad, and the pad itself needs to be level and compacted across the full 16-foot width with working room at the perimeter. Read more about route surveys, permits and site access for delivery.

As a single-section home there is no mating line and no utility crossover to complete on site, which makes set-up simpler than for a multi-section home. Piers are placed on footings beneath the steel chassis beams, with ground anchors and tie-down straps sized to the wind zone on the data plate.

Footings must bear on undisturbed soil at or below the local frost depth, and the finished grade should fall away from the home so surface water does not collect beneath it. See what site preparation and installation involve, or check the FAQ on zoning, permits and financing before committing to a plan.
