The Aspen Retreat 14x56 is the smallest plan in this catalogue: two bedrooms and one bathroom in 784 nominal square feet, with a bright living area, a galley kitchen with full-size appliances and a one-piece fibreglass tub-shower unit that is easy to maintain.

Size and layout. The nominal 784 sq ft is 14 feet by 56 feet. A 14-foot-wide section gives narrower rooms than a 16-foot section, so furniture placement in the living area is the constraint to plan around. The single bathroom is shared, which is a practical point for two-person households rather than families.

The same code as every other plan. Floor area does not change the standard a home is built to. Every manufactured home built in the United States since 15 June 1976 is constructed to the federal HUD Code (24 CFR Part 3280), which is a nationally pre-emptive construction and safety standard covering design, strength and durability, transportability, fire resistance and energy efficiency. Homes built before that date are legally mobile homes rather than manufactured homes, and are materially harder to finance and insure.

Transport and siting. At 14 feet wide the home travels as a single oversize load requiring state permits, and in many states escort vehicles. A smaller, lighter home is generally the easiest type to place on a constrained lot.

Compliance. On delivery, confirm the red HUD certification label on the exterior and the paper data plate inside, which records the manufacturer, serial number, date of manufacture, wind zone, roof load zone and thermal zone.

Transport & Siting Notes for This Plan

This home travels as a single section approximately 14 feet wide. The standard legal load width on US highways is 8 feet 6 inches, so the move requires an oversize permit from every state on the route. At this width most states also require pilot or escort vehicles and restrict movement to daylight hours.

At 56 feet long, turning radius matters at every corner between the highway and your pad, and the pad itself needs to be level and compacted across the full 14-foot width with working room at the perimeter. Read more about route surveys, permits and site access for delivery.

As a single-section home there is no mating line and no utility crossover to complete on site, which makes set-up simpler than for a multi-section home. Piers are placed on footings beneath the steel chassis beams, with ground anchors and tie-down straps sized to the wind zone on the data plate.

Footings must bear on undisturbed soil at or below the local frost depth, and the finished grade should fall away from the home so surface water does not collect beneath it.
