The Heritage Classic 28x56 is a multi-section manufactured home with a traditional layout: a large living room, a separate dining area, and a kitchen with upgraded cabinetry. Three bedrooms include a master with a soaker tub and a separate shower, and the utility room is pre-plumbed for a full-size washer and dryer.

Size and layout. The nominal 1,568 sq ft comes from 28 feet by 56 feet. The home is built as two 14-by-56 sections that are transported separately and joined on site at the mating line. Because the mating wall is structural, the ridge beam connection, close-up and the pier layout beneath that wall follow the manufacturer's installation instructions supplied with the home.

Utility crossovers. Every multi-section home has crossover connections that are only completed during set-up: heating and cooling ducts, water supply and drain lines, and the electrical crossover between halves. These are a common source of first-winter complaints when they are left unsupported, uninsulated or unsealed, so they are worth inspecting before the skirting goes on.

Transport and siting. Two 14-foot-wide loads need oversize permits in every state on the route and, in most states, escort vehicles. Plan for a pad that is level and compacted across the full 28-foot width with working room at the perimeter, and for site drainage that carries water away from the home rather than under it.

Compliance. Each section carries its own HUD certification label on the exterior. The data plate inside records the wind zone, roof load zone and thermal zone this unit was built to.

Transport & Siting Notes for This Plan

This home travels as 2 sections of approximately 14 feet wide each. The standard legal load width on US highways is 8 feet 6 inches, so each move requires an oversize permit from every state on the route. At this width most states also require pilot or escort vehicles and restrict movement to daylight hours. Two sections means two permitted moves and two sets of escort arrangements.

At 56 feet long, turning radius matters at every corner between the highway and your pad, and the pad itself needs to be level and compacted across the full 28-foot width with working room at the perimeter. Read more about route surveys, permits and site access for delivery.

As a multi-section home, the halves are joined on site along the mating line. That wall is structural, so the pier layout beneath it follows the manufacturer's installation drawings, and the heating and cooling duct, water, drain and electrical crossovers between the halves are completed during set-up. Those crossovers should be supported, insulated and sealed before the skirting closes in.

Footings must bear on undisturbed soil at or below the local frost depth, and the finished grade should fall away from the home so surface water does not collect beneath it.
